Charming town atmosphere surrounding the hotel.
The check-in process was awful, involving sending me to multiple properties via WhatsApp. It took over an hour and a half just to get into the room, which already put us in a bad mood. The lack of proper signage made finding the hotel frustrating, especially with heavy luggage.

unique rooms, extremely comfy beds, amazing breakfast. bonus point for climate control, flat-screen television, and a mini-fridge-bar. lovely and beautiful location with free parking nearby.

Rooms were ample and comfortable. Breakfast was excellent. Location was good, right at the edge of Piazza Motta.
Hotel has free parking but it's about 20+ minutes away. It's a bit annoying when carrying suitcases. The best thing is to drive right into Piazza Motta, drop your suitcase, then go find parking.

Very nice place. Very pleasant room.
Reception is in another hotel. Access to the hotel is allowed with the car (or motorcycle) just to unload the luggage. The parking is at 20mn by feet. It´s a very bad place for bikers with luggage

The room we stayed in was really lovely. The stone walls that join the shower were a great design. And of course the view of the lake and pretty square below was amazing. Staff are very friendly and helpful.

Very attractive, simple and interesting interiors. Great location with interesting views.
We spent over an hour on a hot day trying to find the reception office (which is actually adjacent to the address given on the booking confirmation and other guests thought was the tourist office) then unloading baggage and parking the car at some distance from the hotel. Not a good start to our stay. It would help first time visitors if the reception arrangements were more clearly explained and the office more clearly indicated.

The breakfast.
The airconditioning didn't work. What didn't help was that the shower was in the bedroom; it got very moist in the room, all our clothes in our bags were wet. Outside it was very loud all night, so it didn't help to open the window. Staff could'nt offer me another room that same night. We didn't sleep well that night. We did get a discount and a bottle of whine because of the malfunctioning airco.

The location of the hotel right on the lakeside was perfect, and the balcony to our 3rd floor room meant we could sit and relax whilst taking in the breathtaking views. The selection of breakfast food was excellent and well presented. The staff helpful and friendly, and the room was spotless, with all essential items provided for your convenience.
Due to the location of the hotel right on the village square, where most of the bars / restaurants were located, it could be noisy at night - particularly with the warm weather when everyone sat outside.

Good choice for breakfast and excellent location in centre of Orta
Mattresses on bedroom floor, no bath towels supplied, awful design of showers (like standing under a running tap), very bad lighting in bathroom.
